With the expansion of knowledge-based economics literature in the last two decades in the country, the analysis and evaluation of the performance of policies applied in this field, especially the concept of innovation and technology ecosystems, is of particular importance. One of the leading branches in this field is the Sharif Innovation District, which is centered on Sharif University of Technology and has always been a important platform for implementing innovative policies in the country. In this research, we analyzed the development of Sharif innovation district. This research is a qualitative research with thematic analysis research method and inductive approach. To carry out the research, in addition to analyzing the Sharif Innovation District database of companies established up to the spring of 2020 and examining the discussions in a specialized round table in the Sharif Innovation District with the presence of 5 activists and managers of companies related to the district. Also, more than 29 people have been interviewed directly in this process. The interview consisted of 4 parts: general information, supportive information, financial information, and analytical questions.This research has investigated the performance of Sharif Innovation District from different angles. One of its most important results is the modification of the performance evaluation indicators from the number of agents and the volume of physical infrastructure created, which was the basis of previous reports, to indicators such as the volume of established markets, the number of specialized human resources and The working elites, the number of leading companies at the national level, the extent and quality of the cooperation and communication network within the region, and the number of bottleneck issues at the national level with high technology have been solved in the Sharif innovation district. Also, the strategic institutional vacuum is regarded as a discerning force in this area to design the path of development and the active direction according to the surrounding conditions governing the country by observing the correct processes and delicate mechanisms in forming the Sharif innovation district. Consequentially, the lack of appropriateness of the type of support and its allocation to the conditions and needs of the new teams, the weaknesses in an active regulation of the interaction with the entry of government and governance institutions in the technology and innovation ecosystem, lack of the suitability of university learning with the real needs of entrepreneurship, as well as the lack of attention and design regarding the need to gain experience as an apprentice before starting a new business is one of the most salient challenges identified in the district of Sharif Innovation
