The Model for Industrialization Feasibility of Projects on the Basis of Sustainable Development

  8. Pre-fabrication of building components, as a level of industrial building, is an innovative method of construction, which is widely used in developed countries nowadays. However, this method has accounted for a small percentage of the construction in developing countries like Iran. On the other hand, it is essential to consider sustainable development with the incidence of issues such as degradation of natural resources and ecosystems, pollution, over population, injustice procedure, and decrease in quality of human life. Industrial building systems have a significant impact on improvement and expansion of sustainable development laws due to their potential characteristics. Hence, the integration between sustainable development and industrial building systems can serve as a model to be used for construction in the country. Sustainable industrial construction relies on a system which benefits from equitable access for different groups of people and provision of safe and comfortable living environments, as well as enhancing their quality of life and provision of their need of residence. The cost of this system can be supplied by more segments of the society. Most importantly, this system is justifiable in terms of environmental contamination and use of resource in construction period and productivity; also its energy consumption, space occupancy, and contamination production is not higher than environmental capacity in order to consider intergenerational equity.
    In this research, a field study has been discussed to identify and rank factors affecting sustainable development in the industrial building systems(IBS). To achieve this, first the most important factors of sustainable development were identified with the help of interview and review of literature, and then 25 factors with higher importance and influence were ranked using the Likert method led to the introduction of the 11 most important factors. Based on the findings of this research, construction time and its effect on profitability of the project, constructability, durability and resistance, cost of materials, equipments, and … can be referred as the most important factors of sustainable development in industrial building systems. Another result obtained from the rating of factors was Iranian authorities’ lack of concern in regard to factor of production, recycling of waste, transportation, which has been dealt with and considered in developed countries and many other countries nowadays. Moreover, the transport of pre-fabricated components with different dimensions requires planning and special control as ignoring them could lead to material losses and even casualties. Furthermore in this research, a conceptual model is presented that identifies the relationship among factors and indicates their impacts on selecting a construction method leading sustainable deliverable; after finding factors of higher importance in selection of industrial building methods in order to realize the application of these factors. This point must be considered when implementing an industrial building method, that due to differences in project specifications and equipment available to contractors, industrialization is not recommended to all projects as appropriate infrastructure and special equipment are needed. After evaluation of identified efficient factors, a model for key decision-makers of the project was developed in this research using the SWOT analysis
