  8. Building sector is one of the largest energy conumers by being responsible for 40% of final energy consumption worldwide. In Iran, buildings consume around 32.5% of natural gas and 51.6% of generated electricity which is a significant portion of national energy system. Energy management consists of solutions which minimise energy consumption of a building while maintaining comfort conditions. The present research studies energy management solutions under a short–term model for an educational building using Energy-Plus software. The Department of Energy Engineering of Sharif University of Technology is selected as the case study and the optimal solutions has been achieved for this building. Results state that energy saving methods in form of an optimisation model which aims to minimise energy costs of a building may change the energy grade of the building from “F” to “D” by lowering the ration of actual to ideal energy consumption from 5.27 to 3.91. By using the
    opportunity cost of energy carriers instead of the actual present prices, the optimisation model decreases the actual to ideal ration to 3.65 but stays at the “D” grade
