- Building Information Model (BIM) is a process supported by various tools, technologies, and contracts, including the production and management of a digital display of the physical and functional characteristics of sites. The BIM has been affected highly by the state of the art in digital design techniques and is focused as one of the mainstays of the 4th industrial revolution era. Integration of BIM in the processes related to the design, construction, and operation of buildings is practically made according to the aspects of environmental sustainability. Considering the Internet of Things (IoT) paradigm in Industry 4.0, it seems that the BIM concept can be more effectively and efficiently realized. However, the real-time data exchange with an extensive area of ontology domain is facing serious challenges due to complexities. This thesis focuses on considering the capabilities of IoT and its applications for BIM. While enabling the IoT paradigms, the thesis has used the Axiomatic Design (AD) framework to validate the proposed framework. The AD ensures that the different functionalities and features in the proposed framework are not creating a complex environment. The resulted framework has included the real-time interactions among the stakeholders and residents in the building while considering the energy consumption concerns. Understanding and remembering users' preferences, learning from past experiences for accurate and timely adjustment, managing building performance, the capability of conducting data mining management of energy consumption, the capability of achieving an active mirror of users' activities and behaviors within themselves, and communicating and collaborating within a connected asset inside the property are the main features of the proposed IoT-enabled framework. A comprehensive case study has been conducted to check the validity of the proposed framework
