, M.Sc. Thesis Sharif University of Technology Nafari, Kaveh (Author) ; Fatemi, Farshad (Supervisor) ; Barakchian, Mahdi (Supervisor)
In this project we tried to examine the effective variables on rent to price ratio and how the variations in R/P influence households’ decisions. Using rent to price ratio, the efficiency of Housing market has been inspected. However, the results for Tehran are in contrast to efficiency assumptions. Moreover, having access to unique database which remarkably increase the accuracy of our estimation, the relation between rent risks and House price has been examined. The results show that rent fluctuations has positive impact on house price. Rent to Price ratio has different applications and we tried to determine the variables that can explain this ratio. Literature review demonstrate that...

Optimization of Gearbox Housing for Reduction of Radiated Vibration

, M.Sc. Thesis Sharif University of Technology Ghahremani, Alireza (Author) ; Saadat Foumani, Mahmoud (Supervisor) ; Movahhedy, Mohammad Reza (Supervisor)
Among various impacts on environment, the noise problem arising from the expansion of technology has been an important factor, especially in recent years. The noise level in the automotive industry is also considered as a desirability coefficient. One of the most important factors which are causing noise in the vehicle is an automotive gearbox system. The gearbox is major component of automotive powertrain. In the gearbox system, gears pairs generates mechanical noises in the gearbox that transfer to other parts of the car by gearbox housing. Therefore, reduction and isolation this vibration in gearbox housing have crucial role in reducing the noise level of the vehicle. The aim of this...

There have been many previous works to determine the determinants of housing prices. All of these works relied on a relatively small set of data, mostly collected with the help of real estate agencies. In this work, we used web mining methods to generate a big, organized dataset from a popular national brokerage website. The dataset contains structural characteristics of more than 139,000 apartments, alongside their location and price. We provided our full dataset for the article, so that other researchers can reproduce our results or conduct further analyses. Using this dataset, we analyzed housing prices of Tehran in order to identify its major determinants. To this aim, we examine the...

Housing Choice Determinant in Tehran and Mashhad

, M.Sc. Thesis Sharif University of Technology Habibi Nikjoo, Habib (Author) ; Fatemi, Farshad (Supervisor) ; Barakchian, Mahdi (Supervisor)
Housing policy formulation should be informed by a careful understanding of the behaviour of the housing market, as reflected by housing demand. Since Housing is a complex outcome of cultural, economic and regulatory environment, cross-city studies may be helpful. This thesis sheds light on housing demand in Tehran and Mashad, based on microeconometric data from 0319. In this study, we divided housing demand to three choices: tenure, location and size. The study finds that although price and education variables in Tehran is significantly effective, in Mashhad is not effective. But age variable is significantly effective in both cities

    , Article International Journal of Disaster Risk Reduction ; Volume 44 , April , 2020 Morshedi, M. A ; Kashani, H ; Sharif University of Technology
    Elsevier Ltd  2020
Interventions such as seismic retrofits and reconstruction of vulnerable buildings can minimize the social and economic consequences of future earthquakes. Various policies can reduce the vulnerability of communities in the face of future earthquakes by enhancing the public risk perception and reducing the costs of interventions for the landlords. There is a need for appropriate tools that can characterize the dynamics of the housing market in response to these policies. The simulation model presented in this manuscript addresses this need. In this model, the decision of the tenants and landlords is characterized by utilizing prospect theory. The impact of candidate policy interventions on...

An Assessment of the Applications of the Classical and Modern Image Processing Techniques in Improving House Price Estimators

, M.Sc. Thesis Sharif University of Technology Salamirad, Amir Hossein (Author) ; Shadrokh, Shahram (Supervisor) ; Shavandi, Hassan (Co-Supervisor)
Since the advent of online real estate database companies like Zillow, Trulia and Redfin, the problem of automatic estimation of market values for houses has received considerable attention. Several real estate websites provide such estimates using a proprietary formula. Although these estimates are often close to the actual sale prices, in some cases they are highly inaccurate. One of the key factors that affects the value of a house is its interior and exterior appearance, which is not considered in calculating automatic value estimates. In this work, we evaluated the impact of visual characteristics of a house the buyer's proposed price. Using deep convolutional neural networks on a large...

Prediction of House Value using Artificial Intelligence House Value Prediction by Machine Learning Algorithms

, M.Sc. Thesis Sharif University of Technology Ahmadi, Mohamad Javad (Author) ; Shadrokh, Shahram (Supervisor) ; Shavandi, Hassan (Supervisor)
In today's world, the value of housing is important from different perspectives, so we need to be able to accurately predict the factors that affect the value of housing. The presence of various and complex factors in the valuation of housing requires us to create a coherent structure for predicting the value of housing based on machine learning methods. Accordingly, it is necessary to model each category of housing features according to the appropriate method so that the final value of the price forecast in terms of accuracy is at the highest possible level. Therefore, using a combined structure of machine learning methods as well as a multi-step approach to predict the value of factors...

Machine Learning Models for Estimating House Prices

, M.Sc. Thesis Sharif University of Technology Sharifi, Mohammad (Author) ; Kashani, Hamed (Supervisor)
Optimal use of available resources for construction projects depends on proper decision-making on how to spend resources. Optimization of resource consumption should be done taking into account project revenue. In this regard, investors need a suitable mechanism to predict the selling price of the construction project and the resulting profit. Therefore, investors and stakeholders need a suitable model with the help of which they can make decisions such as choosing materials to guarantee the desired profit from the sale. This research will provide a framework for constructing models for estimating the price of residential units by considering some features of the building and some economic...

The Effect of Price Shock Diffusion in Tehran Housing Market

, M.Sc. Thesis Sharif University of Technology Abolhelm, Hamid Reza (Author) ; Talebian, Masoud (Supervisor) ; Joshaghani, Hossein (Supervisor)
Due to the fluctuations of macro-economic factors, Tehran’s housing market has experienced several nominal price shocks. We aim to find a method to study the spatiotemporal dispersion of the shock, the center for this shock (if one exists), and the shock diffusion in Tehran’s housing market. There are similar studies in different geographical locations, but almost all of them have focused on shock dispersion across regions and states rather than within a city. While there are a bulk of the studies to construct a usable House Price Index in Iran and the effect of macro-economic factors on house prices, a similar study was yet to be done for a specific city or across wider regions in the...

Multi-objective sustainable supply chain with deteriorating products and transportation options under uncertain demand and backorder

    , Article Scientia Iranica ; Volume 23, Issue 6 , 2016 , Pages 2977-2994 ; 10263098 (ISSN) Sepehri, M ; Sazvar, Z ; Sharif University of Technology

This paper presents an incentive-based demand response (DR) scheme for a small residential area including several houses. It is supposed that there is an aggregator on one side and the residential consumers on the other side, which both of them want to achieve an optimal solution for themselves. For this reason, the Stackelberg game is adopted in this paper to consider the interaction between aggregator and consumers. This game would have one leader (aggregator) and N followers (consumers). Each consumer is assumed to have two kinds of load, namelycritical load, which is not intended for DR, and Heating, ventilation, and air conditioning (HVAC) system, which is considered as a potential for...

A Periodic Time Series Application in Housing Price Analysis (Case Study of Tehran)

, M.Sc. Thesis Sharif University of Technology Shahhosseini, Mehrnoush (Author) ; Souri, Davoud (Supervisor)
The seasonal fluctuations in economics variables relate to the different behavior of economic agents across different seasons. In past, seasonality has been viewed as a redundant feature that needs to be removed from data before economic analysis. From 1988, modeling seasonality has become the major concern of many economists; moreover, it was seen that many economic analysis and forecasts could be flawed if seasonality is ignored. In the present research, periodic times series approach is used for the first time in modeling the seasonality feature of the housing market. Regarding the importance of the housing sector in economy from micro and macroeconomic points of view, using a more...

Study of Informational Cascades in Municipal Housing Demand of Iran

, M.Sc. Thesis Sharif University of Technology Shafiee Poor Fard, Ehsan (Author) ; Sepahvand, Mehrdad (Supervisor)
Real estate section is an integral part of any economy whose cycles have considerable effects on other different markets. It attracts much attention by various economy agents for different reasons. However, some specific features of the market render it prone to consecutive boom-bust cycles. Some of these features are originated from fundamental traits and especially building process and production technology of housing. Also, taking into account that real estate is considered an important asset; it is vulnerable to another factor which even exacerbates the cycles. This factor -Information cascade- makes cycles more unstable by causing "Herd behavior" which is the subject of study in this...

Housing Market’s Cycles and Its Realtion to Economic Business Cycles in Iran

, M.Sc. Thesis Sharif University of Technology Najafi Ziarani, Fateme (Author) ; Fatemi, Farshad (Supervisor) ; Barakchian, Mahdi (Co-Advisor)
Implying non-model based approach and using seasonal data, we determined cyclical component of housing market and discussed about its lagging or leading behavior to overall economic business cycles in Iran. To extract cyclical component we applied band pass filters, including Hodrick-Prescot, Baxter- King, Butterworth and Christiano-Fitzjerald, and Bry-Boschan’s algorithm on any time series which is able to explain housing market’s behavior in aggregate level. After examining many criteria we found that real residential investment in urban cycles depict cyclical behavior of housing investment. Real residential investment’ cycles in urban lag monetary base rate cycles and m1 rate cycles which...
