  7. Abstract:
  8. People in the organization who are influential, opinion leaders, decision-makers and approvers need to be incorporated into the entire Strategic Planning process at some levels .The Management of these Stakeholders involves identifying their organizational roles and their disposition towards and understanding of Strategic Planning, then to work with them throughout the process to improve or maintain their opinion of the value of Strategic Planning through continuous updating and addressing of their issues, concerns and questions. Physical asset practitioners apply the physical asset management framework and policies to ensure the performance and output potential of physical assets through systematic maintenance activities and practices throughout the life cycle of the physical asset within a risk base framework to achieve strategic objectives and activate the execution of the most relevant maintenance strategies. Physical asset management is the management of fixed or non-current assets such as equipment and plant. Physical Asset Management presents a systematic approach to the management of these assets from concept to disposal. Historically, asset management has not been seen as a specific professional activity, but now perceptions are changing. Many organizations are introducing senior positions in asset management, and universities are introducing courses in asset management at graduate level. The general principles of physical asset management are discussed in a manner which makes them accessible to a wide audience, and covers all stages of the asset management process, including: initial business appraisal; identification of fixed asset needs; financial evaluation; logistic support analysis; life cycle costing; maintenance strategy; outsourcing; cost-benefit analysis; disposal; and renewal.Physical Asset Management addresses the needs of existing and potential asset managers, and provides an introduction to asset management for professionals in related disciplines, such as finance. Information systems (IS) may be seen as a repository for knowledge. The challenge to practitioners is to use such technological developments as the basis for new working practices that lead to competitive success and growth. Knowledge, as a factor of production, is increasingly recognized for its relatively untapped contribution to more effective performance. IS developments and implementation are evaluated with great difficulty. The study looks to a new method of evaluating the effects of knowledge acquisition in physical asset management: through the benefits achieved from a maintenance management information system (MMIS) is Based on ERP (Enterprise Recourses Planning) .main objectives of the mentioned model are:
1- To execute Proactive (maintenance strategies) and Reactive work (corrective maintenance) 2- Have a control of work and equipment. This is done by removing barriers keeping organization and plants from executing work effectively e.g. availability of spares, inadequate prioritization, inadequate scheduling, etc. 3-To close all of Gaps with World Class Model identified during Assessment phase of project.
4- Effect on day-to-day work life: know the jobs in advance, more stability, less frustration and People wellness. According to above mentioned methods, in this research we proved effectiveness of total physical asset management model on maintenance system, by using ERP data which are captured during implementation of phase 1 of total physical asset management model (ASTAR) in Arya Sasol Polymer Company as an entrance data of SPSS and LISREL software. Thus we will nominate the effective model to improve quality & maturity of maintenance management system. The model is recommended for the process industries that have the general concepts of project management and engineering systems with operational reliability any production manufacturing. Finally we consider the research finding and conclusion as well as suggestions for further research
