Identifying Root Causes of Residential Building Project Delays in Mashhad

  8. The residential construction projects are an important and extraordinary part of the economy of Iran. Due to their important role and lots of problems that these kinds of projects face, this research was conducted. Delay is one of the main problems in these projects. In order to identify the causes of delay and propose recommendations to minimize it in Mashhad, Iran, a comprehensive literature review and interview with experts were conducted. One hundred and eight factors were identified and categorized into nine main groups. Based on the identified factors, a questionnaire survey was prepared, developed and distributed among the people who were active in the residential construction industry. The collected data were ranked by the Relative Important Index (RII) to identify the top twenty most important causes from the view of frequency of occurrence and the severity of effects. Spearman's correlation coefficient test was used to determine the level of agreement of correlation between groups of respondents such as client, contractor and consultant. Moreover, this test was performed to find the relationship between the factors that affect construction time. A comprehensive discussion was performed on the analysis of results and the three objectives that were determined at the beginning of the research were successfully achieved. Finally, based on the results, recommendations were proposed to minimize the delay in residential construction projects
