Evaluating and Designing an Internet-Service Delivery Approach to Use Virtual Reality in the Pre-Selling Process of Under-Construction Projects in Tehran

  8. Nowadays, the construction industry has undergone extensive changes, with the advent of new technologies, it has departed from the traditional project implementation methods. One of these technologies is Virtual Reality, which is becoming more widespread in various stages of the life cycle of a project from design to delivery. Providing an opportunity for people to see the details of the final construction before completing the project could be regarded as one of the capabilities of this technology. Also, evaluating the project’s features at the time of construction and having a close understanding of product’s reality are the other beneficial aspects of VR. Meanwhile, the emergence and expansion of building information modeling in recent years and the availability of three-dimensional models of projects have helped to use virtual reality technology more in the construction industry. Furthermore, information and communication technology using cloud and the internet has made it easier for people to interact and share information. The primary purpose of this study is to design and analyze a service that can facilitate the pre-selling process of under-construction projects; also, increase the understanding and confidence of the parties in a transaction. This model provides a space for the buyer, seller, real estate agency, and service provider to interact with each other on the web-based platform to manage pre-selling of buildings. The provided model is an online platform where the seller can define a pre-selling building project and request a semi-immersive virtual reality application service for it. Then, the seller can ask the real estate agencies on the platform to cooperate on the project. In the case that the agency approves the project, the semi-immersive VR application developed by the service provider will be shared with the agency. The interaction between the seller and the real estate agencies related to the project, which is provided by the platform, will remain until the completion of the project. The semi-immersive virtual reality app used in this project was created by the use of the Unity software from the conversion of the building Revit model to the FBX format as the input. Specific locations were specified in the building, and QR codes were defined for each site to determine the virtual model location. By scanning the QR code, the user can view the semi-immersive virtual reality model from the device on which the software is installed. In the end, this study captured and analyzed the information needed for analyzing the provision of this service in pre-selling market of buildings. The data has been collected in the areas of "market status of pre-selling", "market potential of using the internet-based services in pre-selling sector", "familiarity with and interest in using virtual reality technologies", and " obstacles and challenges of using this service" which were obtained from seventy two real estate agencies in six different districts of Tehran and finally analyzed using the "option space" tool
